1. Landscape and fence the front yard. Many purchases are made in the buyer’s mind before they even get out of the car, according to Lesley Hawes, of Ray White Real Estate in Mt Albert, Auckland

2. Upgrade the drive and entranceway – if it looks tatty to you, then it will to everyone. Do this inexpensively with railway sleepers, a weed mat and a load of small river stones.

3. Add a fence that is in keeping with the style of your house. Don’t use rough sawn fencing with any sort of stain, especially not redwood. This is dated and looks cheap.

4. Modernise the kitchen and bathroom stylishly but without overcapitalizing. At the least, add a powder room, if the house only has one bathroom. Building supply stores often have stylish but relatively inexpensive kitchens that can be installed by the competent home handyman. You may be able to get away with tarting up the existing kitchen with new surfaces and handles, but if not, have the doors replaced, too. Only replace the cabinet carcasses if they really are past repair. Put new tiles on the splash back, preferably in white. In the bathroom, make sure any new bath is enamel over pressed steel and the basin ceramic, not acrylic. If you can afford them, use white tiles on the surrounds or, if your budget dictates wallboard, use James Hardie Tile, finished with invisible silicone seams.

5. Make outdoor living and flow to a private patch of outdoors easy and natural.
