Client Brief: Moving from large family home to apartment. Wanted to bring some familar pieces of furniture with her. A lot of artwork to display. Loves books. Ex fashion designer - lots of clothes (winter and summer collection). Loves lots of natural light. Tendency towards claustrophobia. Neighbouring house behind proposed apartment was observed to be 'noisy' day and night - so minimal south facing windows. Wanted to be cool in summer and toasty warm in winter. Enjoyed indoor/outdoor experience. Loves to entertain and play bridge alot with friends...

  • Apartment has 4 large double glazed skylights in roof on southside to bring in lots of natural light. Only one window on southside in bathroom...
  • Deck on North-West side of apartment off the lounge for indoor-outdoor seamless flow. West side of deck has large aluminium shutters/louvers to manually adjust amount of west sun beating onto deck (in summer time). Room for BBQ, chairs, surround sound system, dimmerable lights and glass balcony to enable view to be seen from inside house while sitting down, and block nor-westerly wind when it blew...
  • Neutral wall colouring to show off artwork...
  • Neutral 100% wool carpet - luxurious under the feet...
  • Tiles running from kitchen through to dressing area right into bathroom. Thermostatically controlled to remove chill off in winter and for them to be air temp in summer...
  • Custom made shelving for entertainment area in lounge. Hidden cupboards/doors with no sharp protruding handles...
  • Recessed downlights (each downlight is not a natural chimney for heat loss) using latest LED/dimmerable compact fluoro technology so nice clean lines on high stud ceiling, along with half-height wall between bedroom and lounge area (minimise feeling of claustrophobia)...

  • Apartment has 3 times the legal requirement of insulation in the roof cavity (35% of all house heat is lost through the ceiling), and insulation in all walls (exterior and adjoining internal wall to main house) are insulated to South Island standard (the densest R value insulation available) to keep apartment warm in winter, but also cool in summer, plus deaden all external noise (neighbours) coming into the apartment.
